When it's needed

In New York, mold assessment for others requires a license issued by the Commissioner of Labor.[M-01]

A licensed mold assessor writes the assessment report and the remediation work plan (scope, work-area preparation, remediation and cleaning methods, protective equipment, and clearance requirements) and performs the post-remediation assessment.[M-02]

Some projects are exempt, for example those with less than 10 square feet of mold-impacted material.[M-04]

There is no federal regulatory standard or numeric limit for airborne mold, and OSHA has no permissible exposure limit for mold.[M-05][M-09]

Industry guidance sets out how to plan an assessment and design sampling so the results mean something.[M-08]

What's included

  • Visible conditions, moisture readings, observations, photographs, scope and methods, any sampling results with the laboratory report, limitations, and next steps and maintenance guidance.
  • Two samples are included; additional samples are priced separately.

What helps us quote it

  • Your concern, any water history, the affected areas, access, any prior remediation, existing documents and earlier reports, and your goals for the project.

See preparing for your inspection.

Limits

There is no federal numeric limit for mold, so an assessment leads with moisture and visible conditions and uses sampling to answer a specific question.[M-05][M-09][M-08]

We do not sell routine sampling without a reason.

We do not make medical diagnoses or link symptoms to a building. For health questions, please speak with a medical provider.

Your report

We explain the findings and the limits of the inspection. Lab results: samples go to an accredited lab; standard turnaround is typically 3–5 business days. Rush turnaround (typically 12–48 hours) is available at an additional cost; we can talk through options during your inspection. We generally complete and review your report within 24–48 hours of receiving the lab results. Payment is required before the report is released. These are typical timeframes, not guarantees. Lab schedules and holidays can affect them, and we'll keep you posted if anything changes.

See understanding your report.
