Lead Paint Inspection

We inspect for lead-based paint within an agreed scope and report the method, the surfaces examined, the readings or samples, and what they mean.

Who it helps: Owners, landlords, property managers, buyers, and contractors with a defined need.

When it's needed

A lead inspection shows where lead-based paint is; a risk assessment shows where lead hazards are. They are different services with different procedures.[L-02][L-10]

Sellers and landlords of housing built before 1978 must disclose known lead-based paint and hazards, and buyers get a 10-day opportunity to have an inspection or risk assessment done before they are obligated under the contract.[L-04]

Rentals with two or more units built before 1980 in the City of Kingston fall under New York's Lead Rental Registry: they must be registered, inspected for lead hazards, and certified every three years. Requirements depend on the property and the current program, so each property is checked on its own.[L-05][L-06][L-07]

What's included

  • A report with the method and scope, the surfaces and areas examined, readings or samples as applicable, findings, photographs, limitations, and next steps.
  • Lead Rental Registry inspections are part of this service.

What helps us quote it

  • The purpose, the municipality, the property's age, use, and number of units, any prior reports, access, and the type of inspection you are asking for.

See preparing for your inspection.

Limits

A paint inspection, a risk assessment, dust wipe sampling, and clearance testing are not interchangeable; we confirm which one fits your purpose before scheduling.[L-02]

Not every lead inspection meets a rental program's requirements, and not every rental needs the same certificate.[L-05][S-06]

Your report

We explain the findings and the limits of the inspection. Lab results: samples go to an accredited lab; standard turnaround is typically 3–5 business days. Rush turnaround (typically 12–48 hours) is available at an additional cost; we can talk through options during your inspection. We generally complete and review your report within 24–48 hours of receiving the lab results. Payment is required before the report is released. These are typical timeframes, not guarantees. Lab schedules and holidays can affect them, and we'll keep you posted if anything changes.

See understanding your report.
