Preparing for your inspection
A little information up front gives you an accurate quote and a visit with no surprises.
What helps us quote it
- The property, and the unit if there is more than one.
- Why you need the inspection: a renovation, a purchase, a rental program, a water event, or a concern.
- How soon you need it.
- Who is paying, and who will give us access if that's someone else.
- Any earlier reports, plans, or test results.
For each service
- Asbestos Inspection: The property or unit, the project purpose and affected areas, building information, access, any plans, known prior results, and your schedule.
- Lead Paint Inspection: The purpose, the municipality, the property's age, use, and number of units, any prior reports, access, and the type of inspection you are asking for.
- Water Damage Inspection: The loss history, affected materials, any drying done so far, access, and what the report will be used for.
- Mold Assessment/Inspection: Your concern, any water history, the affected areas, access, any prior remediation, existing documents and earlier reports, and your goals for the project.
Access
If a tenant or site contact will let us in, tell us when you ask for the quote. We confirm the date, time window, property, and unit with you, and we only share with a site contact what they need to arrange access.
On the day
The inspector confirms the property and the agreed scope on arrival, follows the procedure for the service, and records what is observed. Before leaving, the inspector explains the next steps, the status of any samples, and when to expect the report.
If the scope needs to change once we're on site, we explain why and the effect on price and timing, and we wait for your approval before doing extra work.
