Understanding your report

We explain what we found, what it means, the limits of the inspection, and what happens next.

What's in the report

  1. Summary in plain language: the purpose, key findings, limits, and next steps.
  2. Scope and background: who asked for the work, the areas examined, and what was excluded.
  3. Methods and conditions: the procedures, dates, and instruments used.
  4. Findings: observations and measurements tied to locations, with photographs.
  5. Sampling and results: the sample register and the original laboratory documents, where samples were taken.
  6. Interpretation: what the evidence supports, within the inspector's professional scope.
  7. Recommendations: appropriate next actions.
  8. Limitations: areas that couldn't be reached, that conditions are as of the inspection date, and who may rely on the report.

What a laboratory result does and doesn't tell you

A result answers the question the sample was taken for, at the place and time it was taken. Accredited laboratories analyze each kind of sample: asbestos, mold, and lead each have their own accreditation program.[Q-01]

For mold, there is no federal numeric limit, so a result is read together with moisture and visible conditions.[M-05][M-09]

The limits of an inspection

An inspection covers the agreed scope and the areas we could reach on that day. Observed facts are kept separate from interpretation and recommendations. A report doesn't declare a property safe, and it doesn't make medical findings.

Timing and delivery

Most reports are ready within about a week. Lab results: samples go to an accredited lab; standard turnaround is typically 3–5 business days. Rush turnaround (typically 12–48 hours) is available at an additional cost; we can talk through options during your inspection. We generally complete and review your report within 24–48 hours of receiving the lab results.

Your report is delivered by email after payment is received. These are typical timeframes, not guarantees. Lab schedules and holidays can affect them, and we'll keep you posted if anything changes.

Questions about your completed report are welcome: we'll go through it with you.
